Welcome to Circle7Land. We are excited to have the opportunity to share our passion with you! Christy and I began this company with a dream of being able to own land; and pass that ownership opportunity on to others. Over time, we have been able to increase our buying power. This is important because it has given us the ability to purchase large amounts of property at discounted pricing. We can then create a buying process that fits all different types of uses and budgets!

What’s your company background?
We are 4th generation land investors and our families have collectively bought thousands of acres throughout the United States.
What’s your company all about?
We are real estate investment professionals. We are not real estate agents and do not charge a commission for our services. It is our primary concern to offer quality, researched properties from which to choose and a seamless and easy transaction process. We are committed to creating a win-win situation for our customers.
How often do you add new investment land to the site and Buyers List?

What if I’m not happy with my land?
We get it. We understand that purchasing land is many times a step of faith and we want you to be completely confident in your purchase. That’s why we have created the Circle7 Trade Guarantee! Within 7 days of closing on a property, if you are unhappy for any reason with your land, we will allow you to trade for another property in our inventory of equal or lesser value. Just pay closing costs and you’re good to go!
TWO - WHO CAN BUY LAND?
If I am not an American citizen, may I still buy land from you?
Yes, American land can be bought by anyone who is not subject to American trade restrictions like citizens of North Korea, Myanmar, or a small handful of other countries.
Can I buy land in my son or daughter’s name?
You may. One of the advantageous things about transferring land in the US is that the buyer does not have to sign. The seller signs as the ‘Grantor’ granting the property to the ‘Grantee’, or receiver of the grant. A child not of age to sign legally binding contracts does not need to sign to receive or take ownership of land. Please note they might have a hard time selling it until they are of age.
Can I set up a payment plan or do I have to have all of the money up front?
We answer this question on a case-by-case basis. But you can learn more about this below on SIX – PAYMENTS WITH CIRCLE7.
THREE – HOW CAN LAND BE PURCHASED?
Do we need to meet in person?
While Circle7Land values our customers, we rarely, if ever meet any of the people we do business with. The entire process is done remotely using phone, mail, fax, and email. The efficiency of this business model allows us to pass the savings on to you, the buyer.
Can I use bank financing to buy these properties?
We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly, we’ll consider all offers. If you need financing to buy a property you see on our site, contact us today because we have in-house financing available on some of our properties.
Do I need an attorney or real estate agent?
We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand. Besides, real estate agent’s fees can range from 2% to 10% of the purchase price. We eliminate the middleman, saving you even more.
FOUR - CHOOSING YOUR LAND
What kind of land do you have available?
We specialize in land that is vacant and undeveloped—desert, mountain, mountain valley parcels, cabin parcels, hunting, and camping. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things.
Who owns the properties for sale on this website?
We own every property that we sell. To verify ownership, you may contact the Assessor’s Office for the county the property is in. All of our properties are titled under LG Solutions or Land REI. In some rural counties, it can take several weeks or longer to update this information. If you have any questions please contact us.
Is APN the same as a Parcel Number?
Yes, APN stands for Assessor’s Parcel Number or more commonly referred to as the parcel number.
Why is the property so cheap?
We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices. You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Oftentimes, they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.
Are mineral rights included?
Unless indicated in the description, mineral rights are not included. We have never found this to be an issue with any of the properties we have sold.
What can you tell me about the property?
We purchase real property for the sole purpose of re-selling it. Everything we know about each parcel is stated in the listing.
Does the property have utilities?
Unless indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar or wind-powered “green getaway.” Rural land is perfect for an off the grid lifestyle. There have been some great advances in telecommunications, sanitation, energy and water systems so you don’t have to rely on centralized utility companies or their taxes any more. However, this is NOT a problem but rather an opportunity to get a choice piece of land at an unbelievable price. The means of getting water, electricity, and waste removal can be easy and affordable.
Can I build or put an RV, manufactured house/trailer, modular building, yurt, adobe dwelling, tiny house, spaceship, tee-pee, etc., on this property?
Generally, yes, you can build on your land as long as you follow the laws, ordinances, and zoning that may apply. To find out if the type of structure you wish to put on your new parcel is allowable, you’ll want to check the zoning ordinances/regulations of that county. Some counties are very liberal with zoning, and some may have some restrictions you need to be aware of. Finding out is usually easy as just checking the county’s Planning & Zoning department website page, or calling the Planning & Zoning Department at the county. If the property is part of a Home Owners Association (HOA) or Property Owners Association (POA) you will want to make sure the Covenants and Restriction of the association allow you to put your dwelling of choice on the property.
What is the time limit to build on my land?
Generally, if it is your preference, you can hold and enjoy your property and it’s appreciation in value without ever building a structure. However, you may build at any time now or in the future. There is no time limit to build on any of our properties unless otherwise stated in the “property details” section of each listing or in the Owner’s Association Covenants and Restrictions. You may enjoy your land as is, or build when it suits you. If you are purchasing the property from us with installment payments, please keep in mind that you will not actually own the property until we receive the final payment and record a new deed for you.
Can I raise crops or animals on the property?
Most likely, yes. Please check with the county regarding permitted property use.
Are the properties for sale staked, marked, or surveyed?
Many of the subdivisions that we sell in have at some point in time been surveyed, but that doesn’t necessarily mean any one particular lot has. So, unless the listing says otherwise, all of our properties, are identified with the legal description and plat maps, and we assume they are not staked out.
Do you have any pictures of the land?
Sometimes I get professional photos of the actual property but many times I find that the property sells before I get the photos back, so we often use our extensive photo portfolio from every county we sell property in. Each property we have listed for sale has photos from the book or subdivision it belongs to. These photos in conjunction with topographic Google Earth imaging gives us the best representation of each property without having to visit each one to take pictures that look just like the ones we already have. This saves time and helps us push land costs down even further and save you.
May I visit the property before I buy it?
Yes, please do. You are welcome (and encouraged) to visit the property yourself before you buy. Most of my listings include GPS coordinates – just use that information to locate the property – download a GPS app on your phone or buy a GPS device. I would also recommend plugging the GPS coordinates into Google Earth before you drive to see it, that way you can take note of the roads that lead up to the property and how you will access it. This will allow you to have a clear driving route before you go to the property, since many rural properties have to be accessed using unmarked roads.
Also – In most cases, and for your added convenience – website listings may include a Google Maps link you can use to create customizable driving directions and view the property in Google Maps/Google Earth. Anytime you are visiting a rural area you are not familiar with, it’s a good idea to make sure you bring along maps/driving directions, water, food, a cell phone and let someone know where you are going before you leave, just in case you get lost for some reason. Please contact us if you need any assistance with maps, coordinates, etc.
Can you show me the property?
Typically, Circle7Land does not send representatives from our offices to show property. As we are headquartered in Springfield, Missouri and we purchase land throughout the American west, we rarely, if ever, see the property we are buying. This is one of the reasons why we’re able to keep our prices so low. Each property is unique. Some require 4wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.
FIVE - OUR BUYING PROCESS
Our buying process is very simple. First, choose your property. Second, choose your payment method. Third, make your deposit. Fourth, review and sign paperwork. And last and most important, enjoy your land!!!
How much are property taxes?
Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance. Please see the tax information section in each individual listing.
Are there back taxes or liens associated with the property?
No, all of our properties are sold free & clear of liens and encumbrances and the taxes are current.
Can we use escrow to close?
Sure, if you pay for it. Signing over a deed is really easy so I have a hard time paying someone else to do something I know how to do and have done many times. Because many of our properties are priced so well, in more than a few instances the title/escrow process is more expensive than the land we’re selling.
What happens after I pay for the property?
Within a few business days of receiving the final payment for a property, we prepare a deed to transfer ownership of the property to you. We send this deed to be legally recorded in the county where the property is located, then send the recorded deed to you after the county returns it. Although our policy states we have 30 days to process the title, depending on the county, we can often have it completed within 14 business days.
May I pay part on a card and send you cash for the rest?
Sure this is absolutely an option. Give us a call and we will walk you through a custom solution to purchasing your property.
Can you hold a property for me?
Our properties are offered on a first-come first-served basis.

SIX - PAYMENTS WITH CIRCLE7
Do you offer payment options?
We can typically offer financing on our properties. The minimum down payment varies on a property-by-property basis. After the down payment, the remaining balance may be paid over a term of anywhere from 1 year to 30 years, We offer easy terms, with no credit check or lengthy underwriting process. You will have full use of the property upon completion of the paperwork and receipt of your down payment. There is no pre-payment penalty or balloon payment, so you can pay off the loan at any time.
What are ‘in-house’ payments?
In-house payments means that the seller (Circle7Land) is willing to sell the property to the buyer (you) without demanding the full purchase price to be paid up front. The seller is willing to accept monthly payments until the property is paid in full at which time the title will transfer. This is also known as a Terms Sale.
How do I apply for an in-house payment plan?
This is the best part…you don’t even need to apply! This is not like a car loan or a mortgage. If you are interested in a property and believe you can make payments, then you qualify. You don’t need credit or even have to be American, if your circumstances change along the way please let us know so we can work with you. We want you to use the property and enjoy it, show and tell your friends you got your land from us so they can too.
If I purchase a property on Terms, when do I become the owner as listed on the deed?
For a property purchased on a payment plan, once a buyer makes a down payment, Circle7Land will sign a Land Agreement (Contract for Deed) with that buyer which spells out the monthly payment and terms. The property is then the buyers to use. When the price is paid in full, Circle7Land grants that buyer the property with a deed and it is then recorded in the buyer’s name, making them the official owner.
Is there a penalty if I pay my land off early?
There is no pre-payment penalty at all. You can make extra principal payments or pay the entire principal balance at any time.
